Short Sale Process


The following is how a typical short sale process works.

1. We take a look at what you owe vs what we can sell your home in the market today. In the comfort of your home we will sit and talk about a plan to sell and list your home.

2. We take the listing and prepare your Short sale package. Short sale packiage includes, hardship letter to the bank, 2 months banks statements, 1 year tax return, financial statement,last 2 paystubs or profit and loss for self employed. We write the listing and submit all this to the bank to approve the short sale.

3. We list the home, get and offer, submit that to the bank. The bank will then within 15 to 30 days order an opinion of value for your home (BPO)and evaluate the offer along with your harship package. They send this all to the investor who holds the note to your home for approval. This could take up to 30 days.

4. The bank will come back in writing (most times) with an approval or counter offer for your buyer.

5. Buyer once approved for the short sale by the bank can now move forward with getting a loan for their new home and proceed to finalize the closing of your home. This process is about 30 days.

6. We all go to the  title company and you sign off on your deed to transfer, the buyer signs their loan docs and the home closes.

The full process is about 4 months total.
